Further information at implenia.com We are looking for the head of Modernization German-speaking Switzerland within the «Buildings» division. Your place of work will be our headquarters «Connect» in Opfikon. You are subordinate to the General Manager of Modernization and support him in the management of the modernization unit in the ZH, NW and Mitte region, which offers modernizations from the first idea to completion. Responsibilities of the body You are responsible for the acquisitions for renovations of different sizes in the described region. You control projects for challenging renovations. They identify buildings that require upgrading and create appropriate real estate diagnoses. They are responsible for the finances of the department and oversee project executions with the project team. They lead about 20 employees: inside, partly matrix organized. They act as Implenia Ambassador on the market and in this context maintain the expansion of relationships with various external partners. They shall participate in the development and integration of the strategy at regional level. They create the business plan and budget for their region and monitor the development and ensure compliance with financial goals. They critically review and scrutinize the planning and use of resources and carry out appropriate management controls in accordance with the Group’s guidelines. They ensure the entrepreneurial success of the region, set financial goals and results and follow the development of the acquisition. • Develops and implements the business unit strategy at the region level
• Creates the business plan for the region, including resource planning and budget, monitors development and is responsible for compliance
• Has overall responsibility over the P&L of the region
• Reviews team resource planning and deployment
• Enforces financial controlling as specified by the Group
• Maintains the management principles and the corporate culture of Implenia
• Ensures risk management and enforces it in the region
• Is responsible for order procurement incl. Plausibility checks for complex offer inputs
• Recognizes the needs of the customers, knows how to interpret them, has contracts worked out (integral), negotiates them and closes them according to m. Competence diagram Implenia
• Actively maintains links with potential clients, builders, customers, investors, business representatives, associations, authorities and entrepreneurs
• Ensure compliance with the processes according to IMS 2.0
• Implements the Group specifications and objectives, represents and lives them (e.g. Code of Conduct)
• Is responsible for the training of the MA in the region, in consultation with HR
• Ensures portfolio valuations in the region in consultation with HR
• Checks and actively promotes young talent planning in the region
• Leads and coaches the directly subordinated employees
